Forge House: mopeds in the communal bike room: advice for residents

As your landlord, our priority is the safety of our residents and your neighbours. We are committed to ensuring your homes are safe and free of fire hazards. Our regular inspections of the communal areas help ensure that no one ever deliberately creates a fire risk in your building.
Safety is everyone’s concern
The bike storerooms are solely for pedal bikes and are not designed to store motorised vehicles.
Following a recent inspection, we have seen mopeds that are being stored in the bike storage room. Mopeds and other motorised vehicles pose a serious fire risk in enclosed spaces due to their fuel, batteries, and other flammable components. In the event of a fire, a moped would help spread the fire.
Moped owners must park their vehicles in designated parking bays away from the building. No one is allowed to park or leave a moped or other motorised vehicle anywhere inside the building, including the ground-floor lobby.
Respect your neighbours
Putting neighbours and others and the building at risk in this way breaches Reside’s tenancy agreement, which states:
“Not to keep on, or bring into the Property, any inflammable, combustible, offensive or dangerous fluids, Fuels or other materials, or any Gas paraffin (apart from properly stored Fuel or similar material in quantities appropriate for normal domestic use) which might reasonably be considered to be a fire hazard, or otherwise dangerous to the Property or the health of its Occupants or of the neighbours”.
From 19 January 2026, any mopeds found within the building or in the bike storage area will be removed. Owners must contact us, with proof of ownership, to retrieve it.
Once removed owners will have seven days to contact us to arrange recovery otherwise it will be deemed abandoned and we will dispose of it.
